The Market Action Index answers the question “How’s the Market?” by measuring the current rate of sale versus the amount of the inventory. Index above 30 implies Seller’s Market conditions. Below 30, conditions favor the buyer. The market has not dropped below 30 since May of 2014 and prior to that was December of 2013. The current Market action Index rating for the Westminster Real Estate Market is 65.1 according to the DMAR Market Trends report. The Condo market (aka Attached Single Family) showed the supply of New Listings dropped 14.03% from the previous month while the Average Sold Prices ticked down ever-so-slightly -0.15% to $202,186 and up 9% from $185,491 in August 2014. The market has been cooling off a bit in recent weeks, as more homes are available and demand is less. We’re already seeing prices move lower as a result.
